Bideford conveyancing solicitor Liam Harris answers one of the most frequently asked questions, ‘How long does conveyancing take?’

‘How long does conveyancing take?’ is one of the questions we are asked most frequently, and yet it is also one of the most difficult to answer. The general consensus among solicitors is that on average you will be looking in the region of 90 days from the start of the conveyancing process to the completion day. However, while looking at the average timeframe can be useful, there will always be those transactions which will complete more quickly (sometimes in as little as a few weeks), while others can become drawn out, with the parties sometimes finding themselves six months in with little sign of the finish line.

Our conveyancers will always aim to meet our clients’ desired timeframes, and we pride ourselves on our ability to get a transaction through to completion as quickly and efficiently as possible. The nature of a residential conveyancing transaction will however occasionally throw unforeseen issues into the mix which will hamper progress. Whether it is a probate sale where the Grant of Probate is yet to have been issued, a leasehold sale where the landlord has gone MIA, or simply a conveyancer on the other side of a transaction who is difficult to get hold of, there are a multitude of variables which may unfortunately slow us down when pushing through your transaction.

We recognise that buying and selling a house can be an anxious time for our clients, and delays in the process can add to this. We appreciate the importance of communicating with our clients and clearly explaining the reasons for any delays that might occur. And whilst we might not always be in a position to give a definitive timeframe for resolving an issue, bringing clients into the picture and explaining things to them in plain English is vital to calming the inevitable worries and frustrations which delays will bring.

Above all, our aim is always to get the job done as quickly as we can, while ensuring that all the legal safeguards are in place, with the i’s all dotted and the t’s all crossed.
