2. The HIP
Most Sellers want to obtain a HIP of reasonable quality as quickly and cost effectively as possible. A HIP must contain certain basic components, including an index, Energy Performance Certificate (EPC) , sale statement and local authority and drainage and water searches.
There are many specialist HIP providers in the market nationally. We have reviewed the service and prices offered by many of them in selecting the one that we believe offers the best service currently.
If you choose our HIP service an approved HIP provider will contact you direct to arrange an appointment with an energy assessor who will produce the EPC for your HIP. The HIP provider will provide full details of the cost of the HIP and you will deal directly with the HIP provider re payment (unless you prefer to make payment through ourselves, which we can arrange by agreement with you).
3. Payment options
There are two options for Sellers:
3.1 upfront payment – currently about £350 including vat for a standard freehold property
3.2 deferred payment – currently about £390 including vat for a standard freehold property
Deferred payment is slightly more expensive to cover the cost of credit which is normally available for up to 9 months – the idea being that you make the deferred payment on completion of your sale or not later than 9 months from ordering your HIP (whichever is first). If you choose the deferred payment option you will be asked to enter into a credit agreement with a credit company direct before your HIP is processed.
Deferred payment is only available for Sellers who can provide debit card and credit card details, both of which are required by the credit company in order to take payment at the end of the 9 month deferred period if necessary.
4. Slee Blackwell Conveyancing
If you choose Slee Blackwell to do the legal work for you when you have found a buyer we do not charge for our HIP service. We can provide a fee estimate for your sale if required at this stage.
We have to make a charge for our HIP service if you do not instruct us to do your conveyancing work.
